How hard UAE sellers are actually cutting, in one number from 0 to 100. Built only from asking-price reductions we watched a seller make — not estimates, not depreciation. Decisions.

01·Trend
Weekly readings since March. A number is a snapshot; the line is what makes it an index.
02·By asset class
Each class scored on the same three components over the last 30 days.
Buyer's market
334 of 2,940 live listings were reduced · AED 33.7M taken off asking prices
Buyer's market
174 of 930 live listings were reduced · AED 5.2M taken off asking prices
03·Methodology
Published in full so anyone can reproduce or challenge the number. An index you can't check is worth nothing.
weight 0.45
Share of live listings reduced at least once in 30 days.
scores 100 at 20%
weight 0.35
Median size of those reductions.
scores 100 at 12%
weight 0.2
Share of reduced listings cut more than once — a seller chasing the market.
scores 100 at 40%
Each component is scaled 0-100 against a fixed ceiling representing a genuinely extreme market, then combined using the weights above. The ceilings are set once and held constant — tuning them to current data would make every reading look average forever.
Only observed reductions count. A listing enters the index when a seller lowers a price we previously recorded. Estimated “below retail” gaps are tracked separately and never feed this number — depreciation is not a seller decision.
Watches are excluded. Our UAE watch source does not reprice, so a watch reading would sit at zero and imply a frozen market rather than a silent source.
