A price drop means the seller has actively reduced their asking price. This signals motivation to sell — often due to market pressure, carrying costs, or changing circumstances. Our system detects these by comparing listing prices every 2 hours.

Deal Score (0-100) combines five factors: drop percentage (35 pts), negotiability (25 pts), below-median pricing (20 pts), data confidence (10 pts), and relist urgency (10 pts). Higher scores indicate stronger buyer opportunities.

The areas with the most drops change monthly. Check our charts above for real-time data — typically high-supply communities like Downtown Dubai, Business Bay, and Dubai Marina lead in volume, while newer communities may show larger percentage drops.
