How this was counted.

Window. 1 Oct – 10 Oct 2026, UTC. The quarter is open; figures update hourly and freeze when it closes.
What counts. An asking price observed lower than the same listing's previous asking price, on PropertyFinder, Bayut, DubiCars, Dubai Chrono and OpenSooq. Estimated discounts against retail are never included.
Sale and lease. Kept apart throughout. A lease reduction is AED per year and is never added to a capital price cut.
Exclusions. Reductions of 60% or more are treated as listing errors and dropped: 0 this quarter.
Medians, not averages. One mistyped price cannot move a median.
Distress Index. Published weekly from a rolling 30-day window; methodology on the index page. Reconstructed readings are shown but not cited.
